It is our distinct pleasure to offer the public this large outstanding line-up of mostly all tillable land located in high producing counties of South Dakota many of which have commanded top rental rates. All tracts will be sold from the Fairgrounds, - Mitchell SD location and will be sold individually and not tied together. The Stip Brother Farm headquarters will be the first tract sold with the Sanborn County Land being the last tracts offered.

You may view these properties at your convenience or visit www.wiemanauction.com for further information or buyers packet. Or call 1-800-251-3111 and a packet can be mailed out containing the aerial and soil maps, FSA base and yields, and other pertinent information. At closing, buyers will receive full possession for the 2010 crop year with the exception of Tracts 4, 11 and 14. They are subject to existing lease for 2010 crop year.

METHOD OF SALE:

All tracts will be sold by the acre and times the amount of acres on file with the courthouse. Tracts 1-13 the Lake, McCook and Miner County Land will be offered from 10:00 a.m. to 2:00 P.M. The balance of the Tracts 14-19 will be offered and sold from 2:00 until the last tract is sold. No Buyer Premium at our auctions. Everyone’s welcome to attend.

TERMS

Cash sale on all tracts with 15% down payment (non-refundable) the day of the sale with the balance on or before February 1st 2010. Owners title insurance to be used with the cost split 50-50 between the buyer and seller. Personal Representatives Deed to be granted. All 2009 taxes will be paid by the seller. All tracts except 4, 11, 14 are able to be farmed or leased for the 2010 crop year. All tracts are being sold subject to all restrictions, easements, and reservations on public record. Also being sold subject to the personal representative’s confirmation.
